Feature: Marc Capancioni

It was during a break in the morning that I spoke to the easy going Marc Capancioni, mortgage agent at the local Centum Mortgage Brokers office here in Sault Ste. Marie. 

Our chat began with a bit of a catch up about his recent new status as a first time Dad to a sweet little girl named Emmie who just turned 10 weeks old. 

Marc said he and his wife are really enjoying being first time parents and have been blessed with a good sleeper who is super cute from the photos I’ve seen.

He joked that he is surprisingly well rested for being a new Dad since Emmie sleeps through the night for the most part — but he didn’t want to say that too loud and risk that changing!  

I’ve known Marc for many years and he is one of the nicest guys you will ever meet. Centum is one of the largest national mortgage brokers in Canada with over 200 offices and around 2100 agents.  Marc has been working as a mortgage agent for the local Centum branch for the past nine years initially on a part time basis while he worked as the communications coordinator for the Economic Development Corporation for the City of Sault Ste. Marie and more recently on a full time basis. 

He credits the desire to help people find the right mortgage which in turns helps them to obtain arguably the most important and biggest investment of their lives as being the top reason for choosing this line of work.  He loves being able to help people navigate the financial options available and taking the stress out of the process for them. 

For people that are first time home buyers, the process can be daunting, stressful and time consuming but Marc says that the advantage to working with him is that he can take a lot of the worry away. At Centum, they are a one stop shop, having access to 15 lenders including several major banks for those more comfortable using a bank for their mortgage needs. 

He is quite honest in stating that he is not a 9 to 5 kind of guy and that his clients can rest assured that he will be available to assist them at any time.   This kind of dedication and work ethic is likely why Marc has been so successful as a mortgage agent. 

How is this for success? Marc was recently awarded the Centum Certificate of Distinction in recognition of ranking #35 in unit volume across Canada for quarter 1 of 2020 and #40 for quarter 2! Keep in mind there are well over 2,000 Centum mortgage agents across Canada and he explains that this ranking is based on unit volume of mortgages funded, so quite an accomplishment indeed.  

One of the biggest advantages to working with someone like Marc is that he can act as a personal shopper in a way to help you navigate buying a home for the first time, refinancing your current home to access equity or help you to renew your current mortgage.  Generally, the lenders they work with offer lower rates than the major banks and as mentioned they do use a couple of banks as well for those that prefer that option.

Marc is unbiased and will do his best to get you the best mortgage at the best rate because with Centum,  they are not limited to one lender’s offerings so you can make an educated decision.  Marc makes it a priority to know which lenders are offering the best rates and can negotiate with multiple lenders, and present proposals for financing to the lenders they work with in order to be successful in obtaining the financing for people. They also do all the dreaded paperwork for you! 

In most cases, because Centum agents are compensated by the lenders, they can offer most of their services free of charge.  Marc primarily handles residential mortgages including rental properties but he can also facilitate other services such as property insurance and life insurance using reputable insurance companies they are familiar with which goes back to how he sees himself and Centum as a one stop shop.  The mortgages he generally works on are for home purchases, refinancing an existing mortgage, and renewals/switches. 

When it gets close to renewal dates, Marc can guide you through the process to make sure you are still getting the best rate and mortgage.  Refinancing can help people get the equity they need for a variety of reasons such as a big renovation, debt consolidation, the kids’ university expenses for example, and Marc is happy to help people explore what options are available that won’t burden you financially. 

He told Sault Business Matters that twenty years ago, it was an automatic thing that if you were looking to get a mortgage, you went to your bank then possibly tried a mortgage broker but this isn’t the case any longer and it shouldn’t be. 

The goal should be to get the best rates possible and great service which can be obtained by a knowledgeable and capable mortgage broker like himself and he would caution people against only checking with their banks.  In fact, when I asked what his best advice is for first time home owners, he replied above all, shop around to ensure you get the best rate possible for what you require and with access to fifteen lenders, plenty of experience, a great reputation, honesty and a good work ethic, Marc might just be the one to fit the bill!
